Registered guests only — unregistered visitors will be gently escorted out by our neighborhood black bear. He works for tips. (half eaten sandwiches, leftovers etc) 😴 **Quiet Hours | 11 PM – 8 AM** Sound bounces around these hills like it’s got somewhere to be. Thanks for keeping nights mellow and respecting gusts in other cabins! 🚫🐾 **No Pets** We love furry buddies, but this cabin stays 100% pet-free to keep it comfy for all future guests. NO 🚭 **Smoking** No smoking or vaping inside. Outdoors is fine — just keep it tidy so the porch stays scenic. 📶 **WiFi Info (the good stuff)** **Network:** Sanctuary in the Smokies **Password:** Blackbear (Yes, of course it’s Blackbear. Would it really be anything else?) 🛁 **Hot Tub Rules** We drain and refill our Hot Tub with fresh water for every new stay! The hot tub isnt a bubble bath...even if it does look tempting --- 🍳 **Kitchen Etiquette** Cook, snack, unwind — just tidy up afterward and start the dishwasher at checkout. 🗑️ **Trash** All trash goes into the bear-proof bins *latched tight* with the chain and caribiner attached. If you leave food outside, the bears will consider it an invitation… and they never RSVP 🐻 **Bear Habits & Staying Safe** You are officially in bear country — congrats! Amazing stay! The place was clean, comfortable, and exactly as described. Brian was friendly and very responsive, and check-in was super easy. Great location too. I would definitely stay here again and highly recommend it!

The place was absolutely beautiful and so are the views! Brian was an amazing host! He was quick to respond and even offered an extended stay since there was availability! Unfortunately school comes first for the little one! I would stay again and definitely recommend to anyone traveling here!

This was my favorite BnB experience to date! The home was absolutely beautiful with a stunning view. The sheets and linens were crisp and clean. The hot tub was squeaky clean (in my experience a hot tub that is both clean and hot is a rarity), and it was heated up when we checked in. My kids loved the rec room upstairs, and the arcade game having ninja turtles and super Mario options was a special treat for my kids. The stay was only a short distance to the smokies, gatlinburg, and pigeon forge. Plus there was a lot to do right there in Sevierville. Lastly, I wouldn’t want to take away from anyone else’s stay, but, trust me when I say if I could have taken that garden/soaking tub home with me, I would have haha! What a relaxing way to start or end the day! And again, it was spotlessly clean! I truly couldn’t leave a negative comment about this place without lying! If you’re on the fence, book it!

Brian was an absolute AMAZING host! He was very accommodating to our needs, he checked on us each day we were there to make sure we didn’t need anything! If I could give 10 stars ✨, I most certainly would. The cabin was stunning, the views even better in person, was spacious, clean, accommodating, and inviting. This is our new permanent vacation spot to stay now when we visit the smokies. Brain couldn’t have been a better host, it makes your stay that much more enjoyable. It was a blessing to book this cabin along with our host, Brian! We will be returning soon and look forward to it! Thanks Brian! The cabin was beautiful and you were the best!
